The Office of Business and Neighborhood Enrichment, of the City of Lauderhill, offers a wide range of affordable housing services to provide more opportunities for income-eligible residents, as well as, prospective residents to participate in Housing programs administered under the State Housing Initiatives Partnership (SHIP).
The Office of Business and Neighborhood Enrichment also administers The Community Development Block Grant (CDBG) Program, which is a federally funded grant program designed to help communities with their greatest community development needs. The primary statutory objective of the CDBG program is to develop viable communities by expanding economic opportunities, principally for persons of low and moderate-incomes.
Economic Development: The primary purpose of the economic development efforts of the City of Lauderhill are that of stimulating the economy, expanding employment opportunities, encouraging the establishment and growth of commerce and industry—to principally enhance the well-being of its residents.

$4,293,288 in emergency
assistance from the
Department of Housing and
Urban Development (HUD)
through the Community

Neighborhood Stabilization
Program (NSP).
The purpose of the City’s
NSP program is to facilitate
the purchase and
rehabilitation of vacant
foreclosed and abandoned
properties that might
otherwise become sources of
abandonment and blight
within the community.

Purchase Assistance
Program One
The Purchase Assistance
Program One is a Down
Payment and Principal Buy
Down program which will
provide the lesser of
$50,000 or 20% of the sales
price for a home that has
been abandoned or
foreclosed. Applications
will be accepted on a first
ready first served basis.
Applicants are responsible
for finding eligible homes
located within the
boundaries of the City of
Lauderhill (Condominium,
Townhome or single family
residences) which must serve
as your primary residence.
Purchase Assistance
Program Two
The Purchase Assistance
Program Two is a Down
Payment and Principal Buy
Down program which will
provide the lesser of
$50,000 or 20% of the sales
price for a home that is
City owned and has been
rehabilitated. The inventory
of homes will be properties
which have been previously
abandoned or foreclosed. The
home must serve as your
primary residence.
PLEASE NOTE: Registration
for this program will occur
through a lottery for the
general public and City
employees.
Home Repairs for NSP
The City has also set
aside additional funds
through NSP to provide minor
home repair assistance to
homes purchased by the City
of Lauderhill and/or the
Lauderhill Housing Authority
for resale.
The City will provide up to
$40,000 in funds for
necessary repairs and costs
associated with purchasing
those units.
The repair process will
occur immediately after the
property is purchased.
Repairs will address
building code violations,
health/safety repairs,
energy efficiency and other
minor repairs. Repairs will
be undertaken by licensed
and insured general
contractors before the units
are sold to the public.
This NSP purchase and home
repair program is available
to eligible applicants (low
to middle income buyers) who
are able to qualify for a
mortgage. Maximum income
limits are established by
the Federal government and
are subject to change.

STATE HOUSING INITIATIVES PARTNERSHIP (SHIP)
This program provides a comprehensive funding package for local and state affordable housing programs. Funds derived from new and existing documentary stamp taxes on deeds are channeled directly to local governments on a formula basis for the development and maintenance of affordable housing. SHIP funds may be used to implement a Local Housing Assistance Program (LHAP), which includes locally designed strategies to create or preserve housing programs within the local jurisdiction; to provide local matches to obtain federal housing grants programs, such as HOME, and to fund emergency repairs by existing service providers under weatherization programs.
The Office of Business and Neighborhood Enrichment, of the City of Lauderhill has developed a wide range of affordable housing services to provide more opportunities for income-eligible residents, as well as, prospective residents to participate in the First-Time Homebuyer - Purchase Assistance Program and for income-eligible residents, whose homes are in need of repair/rehabilitation, to participate in the Minor Home Repair / Rehabilitation Assistance Program.
FIRST TIME HOMEBUYER APPLICATION
The City expends the funds, for the First-Time Homebuyer - Purchase Assistance and the Minor Home Repair / Rehabilitation Assistance programs as loans, to provide down payment, closing costs or repair/rehabilitation costs to qualified persons, the funds are awarded on a first-come, as-needed basis; to the extent funds are available. The loans in both programs are non-interest bearing, not a monthly payment lien, and are recorded as a second mortgages at the Broward County Courthouse, with a Forgiveness Clause, forgiven at a rate of 20% a year over a 5 year term. Any remaining amount must be fully re-paid if the residence is sold, rented, refinanced or the title to the house is transferred before the end of the 5-year term.
The First-Time Homebuyer - Purchase maximum award amount is $10,000.00 and cannot exceed a cumulative total of twenty percent (20%) of the purchase price. The assessed values of existing homes cannot exceed $250,000.00 and new homes purchases cannot exceed $250,000.00. The applicant is required to make a minimum contribution of two percent (2%) of the purchase price of the home.
The Minor Home Repair / Rehabilitation subsidy amount is $15,000.00. Health and Safety related repairs are made and may include, but are not limited to: Roofs, electric, air-conditioners, plumbing, heating, ceiling and wall repair, sewer, floors, sprinkler systems, driveways, etc.
